All residential lots lying, in whole or in part, within 200 feet of the subject property, on the same side of the street as the subject property and between the two nearest streets intersecting with the street(s) the subject property abuts.

The width of the lot(s) being created or developed must be between 75% and 150% of the width of the lots in the infill residential context area.

The area of the lot(s) being created or developed must be between 75% and 150% of the area of the lots in the infill residential context area.

The front yard setback provided on the subject property shall be no less nor greater than the setbacks provided by the residential buildings on lots in the infill residential context area.

Please Note: This applies to both front yards on corner lots.

25% of the lot depth or 30 feet, whichever is less.

10% of the lot width or 5 feet, whichever is less.

125% of the widest of the two nearest buildings in the infill residential context area.

50% of the lot area.

75% of the lot area.

12 feet for every story of the greater of the two nearest residential buildings of the same building type in the infill residential context area. For example, if the greater of the two buildings is 2 stories, the maximum height applied to the subject property (excluding height bonuses) is 24 feet.

6 additional feet is permitted if the proposed building’s roof pitch is between 3:12 and 9:12.

Any residential building of 8 or fewer units on an infill lot is not required to provide parking.

Any residential building type permitted by the subject property’s zoning is allowed, up to 8 units, regardless of the size of the lot.

Driveways from alleys are allowed in all cases.

If an improved alley is present driveways from the street are prohibited unless 51% or more of the developed lots in the infill residential context area have driveways from the same street.

Staff may approve an exception to this when two or more adjacent lots are under common ownership and will utilize a shared driveway which does not exceed 12 feet in width in the front yard, 40% of the area of the front yard, leads to parking and/or garages located in the rear yard, and subject to recording a cross-access easement.

Garages, are permitted in rear yards. When attached they shall not be visible from the street unless 51% or more of the developed lots in the infill residential context area have attached garages visible from the same street. In such cases the width of the garage door shall not exceed 40% of the width of the ground-level façade.
