The Market Value Analysis (MVA), first performed for Kansas City in 2016, is a tool developed by the Reinvestment Fund to help residents and policymakers identify and understand the elements of their local real estate markets. It is an objective, data-driven tool built on local data validated by local experts. With MVA data, public officials and community leaders can more precisely target intervention strategies to support sustainable growth in all housing markets. A second Market Value Analysis (MVA 2.0) was completed in 2021 that identified changes to Kansas City’s residential market since 2016.

What is the purpose of the Market Value Analysis?
The City of Kansas City, Missouri [in consultation with Reinvestment Fund] pursued the Market Value Analysis with a group of community development stakeholders to improve collective understanding of our residential housing market. Understanding how markets differ across neighborhoods, and where different markets intersect, potentially allows the city and other stakeholders to target appropriate housing and community development interventions to locations throughout the city. The MVA will be used in tandem with other datasets to better understand what impacts the residential housing market.
How are the Market Value Analysis categories determined?
To develop this Market Value Analysis, The Reinvestment Fund utilized a six-step process that relied on a variety of data sources from the City of Kansas City, Missouri, private sector data suppliers, and U.S Census information.
